Bideford landmark site is on the market!

Brunswick Wharf, an important waterside site on the River Torridge, is for sale, on the instructions of Bideford Town Council, who have appointed the Exeter office of international property consultants JLL as selling agents.

The site is 0.89 hectares (2.14 acres) which benefits from planning permission for a scheme of 52 residential property, 763 sq m (8,213 sq ft) for commercial use, with 122 car parking spaces. Importantly, from a viability viewpoint, there are no Section 106 or affordable housing requirements.

“Morris and Bott are local Bideford estate agents and are well placed to advise potential developers” explained Adam Bott. “With our knowledge of the Bideford and local market we are ideally placed to provide the right advice. We often advise developers who are undertaking development appraisals, who need informed, reliable advice. We take the long-term view of such relationships and are delighted to assist any potential developers, in total confidence. This is a high-profile site, close to the Grade 1 Listed Long Bridge, overlooking the river; we see it every day, being located right across the river from our quayside offices.”

Kevin Underwood continued “This is a mixed scheme and therefore this is a classic situation where Morris and Bott`s blend of experience and expertise in residential and commercial property is key. This scheme will require a careful mix, looking to appeal to both the local and national names to make it happen.”

As local people, actively involved in the town`s property market, we know how important this scheme is and its influence on the town. For discussions and marketing advice, potential developers can contact us on 01237 459 998 | Adam Bott or Kevin Underwood
